Let’s Connect
We begin with a phone or email conversation to understand your project vision, requirements, and any specific concerns you may have. Next, we arrange an on-site visit where you can meet William and Sam, the project and office managers, and we can introduce ourselves professionally. We’ll walk your site, take notes on logistics and services, review preliminary ideas, and answer questions about building in today’s market.If you already have plans or concepts, we’ll review these together.
If not, we’ll recommend trusted architects based on your budget, style, and site.

From Brief to Blueprint
a. Design Brief & Architect Meeting
We’ll facilitate a meeting with your preferred architect to refine your brief, covering style, function, spatial needs, and site specifics.
b. Concept Plans & Provisional Costing
Your preferred architect will produce initial concept plans (floor layout, elevations, site context). We’ll review these with you and provide a first-stage cost estimate based on similar projects.
c. Working Drawings & Detailed Design
Concepts evolve into working drawings with a room-by-room finishes schedule, fixture specs, and engineering input. We coordinate all disciplines to ensure your design is build-ready.
If resource consent is needed, we’ll manage that post-concept, pre-working drawings.
d. Council Consent Submission
Signed working drawings go to council for Building Consent (and Resource Consent if applicable). We manage this process entirely on your behalf.

Clarity & Transparency at Every Step
Stage 1: Provisional Budget
Based on concept plans and finish selections, we estimate costs across trades. This early estimate helps align your aspirations with your investment.
Stage 2: Subcontractor Pricing
Once working drawings are drafted, we send them to subcontractors for formal preliminary quotes. We review with you, refine scope, and adjust as needed.
Stage 3: Fixed-Price Contract
After Consent is approved, we finalise pricing with subcontractors and materials. We chose between Fixed-Price or Cost + Markup formats, crafting a transparent contract with clear scopes, allowances, margins, variation protocols, and terms.

Choosing the Right Agreement
We’ll explain the pros and cons of Fixed-Price vs. Cost + Markup contracts:Fixed-Price gives cost certainty but includes contingencies for variations.
Cost + Markup offers flexibility for mid-build changes.
Contracts typically follow Master Builders or NZS 3910 formats. We’ll agree on payment schedule, snag protocols, defect periods, insurance, and dispute processes.
A 5% non-refundable booking deposit secures your project and preferred start date.

From Practical Completion to Quality Assurance
We conduct a detailed walkthrough before issuing your Practical Completion (PC).
A 12-month defect period then begins. We supply a Defects & Tolerances Guide to clarify coverage.
As your trades submit final paperwork, we compile and submit for Code of Compliance Certificate (CCC).
Typically issued 4‑6 weeks post-submission, we keep you updated throughout.

For any Restricted Building Work (RBW), such as work involving the structure, decks over 1 metre, weatherproofing, you’ll need a Licensed Building Practitioner (LBP). Only an LBP can legally complete a Record of Work (RoW), which is submitted to your local council and becomes part of your property file. If you are unsure if your project will require building consent, contact us and we can inform you and provide any advice.

A building consent is council approval required before most construction work begins. It confirms that your project complies with the Building Code. Building RBW without consent is illegal, can void your insurance and significantly decrease your properties value.

The legal timeframe is 20 working days, but this can be extended if council requests more information. We work hard to avoid delays by preparing accurate and complete documentation from the start.

If you request changes (e.g. layout, finishes), we’ll quote the variation, explain any impact on budget or schedule, and update the contract if approved.
If a change is needed due to supply or site constraints, we’ll inform you and find an equal or better solution, with your written approval. -
If a strict budget is great importance, we recommend signing a Full Contract (Fixed-Price Agreement), which puts the responsibility on us to stay within budget. Any unforeseen work outside the contract is discussed and agreed before proceeding.

Payment is made in stages, based on milestones reached (e.g. foundation, framing, roofing). A deposit starts the process, and progress payments follow. We’ll align with your bank's payment schedule if required.
